Our Process
Pre-Construction Phase (0-21 days)
Week 1
Contract & Selections
- Select your plan and desired lot
- Make custom interior and exterior color selections
- Finalize additional upgrades and options
Week 2
Loan Approval & Permitting
- Obtain full loan approval for your permanent mortgage
- Building permits will be purchased from the local municipality
- Blueprints, framing package, plot plan and construction financing will be ordered
Week 3
On-Site Pre-Construction Meeting
- Meet your personal builder to review the construction process at your home site
- If loan deadlines are adhered to and municipalities are running on schedule, we strive to start the construction phase of every home within 21 days of contract
Construction Phase (56 days)
Week 4
Foundation and Site Work
- Lot is cleared and house corners are staked by our surveyor
- Underground plumbing, cables and rebar are installed
- Foundation forms are poured
Week 5
Framing
- Exterior and interior walls are constructed
- Roof and floor trusses are set in place
- Bracing and Exterior sheathing are installed
Week 6
"Dry-In"
- Exterior doors and windows are set
- Roofing/Shingles installed
- Management quality control walk through of framing
Week 7
Mechanicals
- Plumbing, HVAC and Electrical system 'rough-in' installations
- Siding and exterior veneer materials begin installation
- Approx. 28 days from your P.C. meeting we will schedule your 'pre-drywall meeting'
Week 8
On-Site Review & Sheetrock
- Meet your personal builder on-site to inspect the inner workings of your home
- Insulation and air sealing is installed to ensure maximum energy efficiency
- Once county inspection takes place, Sheetrock (dry wall) is completed
Week 9
Interior Trim & Cabinets
- Interior trim and millwork in constructed
- Interior doors installed
- Cabinets and Counter tops installed
Week 10
Painting
- Interior walls are sanded and painted based on your specifications
- Cabinets, Counter tops and hardware are installed
- Tile/Vinyl/Hardwood flooring installed
Week 11
Interior Finishes
- Lighting and plumbing fixtures installed
- Shelving, hardware and mirrors installed
- appliances are scheduled for delivery
Week 12
Exterior Finishes
- Final lot grading is completed
- Garage door is installed and driveway is poured
- Landscaping and irrigation is installed
Gold Seal Phase (14 days)
Week 13
Gold Seal Checklist Completion
- Management quality control walk through with 45 item Gold Seal checklist
- Our G.S. technician will work diligently to ensure all items are completed 100%
- Sales Team walk through for final quality control assurance
Week 14
Homeowner Orientation and Closing
- We will schedule a final on-site meeting to orient you to your new home

- Closing will take place at your chosen attorney's office, you are ready to move in!
Warranty
90 Day
Follow-up Warranty Request
- Once you have had time to get to know your new home, contact us via web, telephone or fax to let us know how your home is performing

Follow-up Warranty Request
- as a final follow up to any additional request you may have, submit your 11 month request to let us know if you have any questions, warranty work or other concerns
